The City of Richmond is bordered by both Henrico and Chesterfield counties and is divided by the James River. Both Interstates 64 and 95 run within the City boundaries and The Powhite Parkway and Downtown Expressway carry traffic throughout the City.
The MLS breaks the city down into multiple zones: 10, 20, 30, 50 and 60. Zones 10-30 are located north of the River and 50 and 60 comprise what is considered to be “Southside.”
New home construction exists in four primary forms:
- Infill in mature neighborhoods
- Townhome/condo construction on redevelopment sites
- Teardown of existing homes that are no longer of sufficient value
- RRHA affordable housing sites
Subdivision development, as seen in suburban areas of the Metro, is almost non-existent within the City limits.
